What is a measurement or floorplan service?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they mark the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area and the overall layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service required?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more space than you have! Unless an appraiser has recently performed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Marketing a listing

A home floorplan service can secure fair market value for your home. Square footage is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any renovation that might have affected square footage).
